Beautiful property would definitely recommend
It is a stunning property perfect for a quiet relaxing stay. The staff were very welcoming and helpful. The rooms were very comfortable and we were lucky to have a room with an outdoor fire which was nice to relax by after a busy day of activities. Slightly out of town but worth it.

A beautiful and peaceful boutique hotel with exceptional service, delicious breakfasts, and a wonderfully cosy atmospher
We had a wonderful stay and were very impressed with every aspect of the hotel. The property is beautifully maintained and exceptionally clean. The complimentary minibar was a lovely touch, and the breakfasts were fresh and delicious. We especially appreciated that the fireplace had been lit before our arrival, making the suite warm and cosy after a day of exploring. The peaceful lakeside setting and the attentive staff made our stay truly memorable.

Pros: The breakfast was excellent! The location and views were both fantastic, and the staff were friendly, welcoming, and always ready to help. Ivy, in particular, went above and beyond to assist us, and we greatly appreciated her kindness. The complimentary snacks and refreshments provided in the room were also generous and thoughtfully stocked.

The property itself appears a bit dated and could benefit from some renovation. Unfortunately, the fireplace on the terrace was not functioning during our stay. As it was the King's Day holiday weekend, no maintenance personnel were available to repair it promptly, which was disappointing.

Highly recommend this hotel.
The breakfast was amazing, the staff were absolutely wonderful, the rooms were gorgeous, and the grounds were an absolute showstopper. I loved that the minibar was free - we enjoyed the snacks without guilt! And the spa area was magical.

- • I don't have anything to complain about. It was wonderful. My only thing was that the weather was rainy while we were there so we couldn't enjoy the grounds as much as I wanted to - no lounging in the sun for us unfortunately.

Such an amazing peaceful location with stunning views. A perfect setting for a romantic stay with my partner. The service was exceptional with some very special memorable touches. Totally worth the money and will definitely recommend to friends and family.

A magical and unforgettable stay, easily the highlight of our North Island trip.
Everything about our stay at Black Swan was magical. The property is peaceful and beautifully maintained, with stunning gardens overlooking the lake. The rooms were luxurious and thoughtfully appointed, and the breakfasts and onsite restaurant were both exceptional. The staff, including Star, Tina and Manika, made us feel completely pampered and treated us more like family than guests. A special highlight was watching my partner spend an afternoon painting the serene lakeside landscape, encouraged by the lovely team. We can't thank you enough for making our stay in Rotorua unforgettable!
