Elaya Hotel is a good choice.
Quiet location, close to subway and brewery. Quick access to the main station and old town. Good breakfast. Nice staff. I would book Elaya again.

Hotel located in the brewery district (factory). It's quite surprising but not unpleasant. Comfortable rooms.

- • I had much higher expectations from my stay at Elaya Hotel Munich (Sandstrasse). While the rooms were just okay, the breakfast service was an absolute disaster. The breakfast service starts off completely wrong: There is no fixed person at the entrance to greet guests and ask for the room number. Instead, you are initially ignored. As you cautiously approach the buffet, you are loudly shouted at by the staff multiple times and rudely asked for your room number and if you have paid at all (!). The breakfast quality also leaves much to be desired. The juice from the machine had a strange unpleasant smell. The rolls were soggy and not properly baked inside. Furthermore, the behavior of the staff in the breakfast room is unprofessional and unhygienic: Employees (janitors, receptionists, kitchen staff) help themselves to the buffet during working hours, eat food with their fingers directly into their mouths while passing by, and use the coffee machine. Tables from previous guests are cleaned after a long time. Dishes pile up, it's crumbly and unclean everywhere, and there are random things and boxes lying around the room. Overall, there was an uncomfortable atmosphere, and we just hoped not to catch anything. At check-in, we were greeted politely, but the nice lady spoke only a few broken words of German. The rooms could be cleaner overall. The bathroom was dusty behind the door, and there was a long hair on the sink. The rooms also look much more modern in the pictures than they actually were. The provided pillow was very high, rock hard, and absolutely uncomfortable. You can hear the street at night, and the curtains are so short on the sides that the room doesn't get completely dark. As a guest, you don't feel valued here at all.
Comfortable, modern stay that I absolutely recommend for cost and location.
Very nice structure, with small but comfortable rooms equipped with air conditioning that worked perfectly (which is not a given), the spaces are clean, room cleaning and tidying is done every day punctually. The staff is really courteous, speaks several languages, and is always available until 11 pm. We were welcomed by Same who was really lovely, friendly, and helpful with all the information for city walks or more curious/typical tours, and recommended museums. Metro U1 is less than two minutes' walk away, practically at the end of the sidewalk, but there is also a tram line nearby; the university district where the property is located is nice, clean, and quiet, you can walk in the morning and evening without confusion, many places to eat typical and ethnic food with various vegan options, or just for breakfast, brunch, or snack, also a 5/10-minute walk to supermarket and perfumery for every essential. The Hbf train station is a 15/20-minute walk or one U1 stop from the property. Throughout the day, there is a hot drinks service in the hotel through a vending machine, always with cups, spoons, lemon, sugar, etc. Pleasantly surprised to find sanitary pads and pads available in the women's bathroom in the lobby, also very clean.

- • There is no minibar in the rooms to cool something, but the reception was very clear and courteous in explaining that it was not included in the standard rooms so everything is fine.
The location, although not in the center, is very convenient; just steps from the hotel there is the subway stop that leads to the city center in exactly 2 stops.
